What Overhead Configuration Actually Requires

Overhead-style dealer lifts route the equalization cable or hydraulic hose through a crossbar at the top of the columns, typically 12 to 14 feet up depending on the model. That crossbar needs clearance — we generally spec 14 feet of ceiling height minimum for a Rotary SPO12 or similar 12,000 lb overhead unit, and closer to 15 feet if you’re running full-size trucks with roof racks or ladder equipment through that bay regularly. In older dealership buildings around Ames, this is where plans stall. A lot of service departments built in the 1970s and 80s have 12-foot clear heights, which simply won’t work for overhead.

The upside is real, though. Overhead configuration keeps the floor completely clear between the columns, which matters when you’re running long wheelbase trucks or vans through a bay and don’t want anything at ankle height. This is the configuration we spec constantly for older dealership service bays, especially ones with HVAC ductwork, sprinkler lines, or a mezzanine cutting into headroom. We recently surveyed a bay for a dealership south of Ames where the clear height was barely 10.5 feet — overhead was a non-starter, baseplate was the only path forward.

The tradeoff is that baseplate models put a runway across the floor between the posts, which can be a trip hazard or a clearance issue with very low ground-clearance vehicles, and it costs more to install correctly because the floor anchoring has to handle the entire load path rather than sharing it with an overhead tie. Drop to the baseplate version of comparable capacity and the runway sits close to the floor while column height stays similar, but the load path changes — the floor anchors bear more of the torque since there’s no overhead tie to help distribute it. Challenger’s CL10 series follows a similar pattern: overhead trims want 13-14 feet, baseplate trims work in 10-11 foot bays.

Arm reach is the other number dealership managers overlook. Most 10,000-12,000 lb dealer lifts in either configuration offer a front arm reach of roughly 42-46 inches and rear arm reach around 48-52 inches, which covers the wheelbase range for the vast majority of dealership trade-in and service inventory, including full-size trucks and three-row SUVs. If your service department handles heavier commercial trucks or extended vans on a regular basis, we typically recommend stepping up to a 15,000 lb or higher rated unit rather than trying to stretch a 10K lift’s arms to their limit — a decision that has nothing to do with overhead or baseplate and everything to do with matching capacity to your actual fleet.

Ceiling Height and Bay Layout Planning

Before any dealer lifts quote goes out, we measure. Not estimate — measure, with a laser, at the actual install point, not just somewhere in the shop. Ceiling height varies bay to bay in older buildings, and we’ve seen dealerships assume a bay was tall enough based on a neighboring bay’s height only to find out during install that a duct or beam drops the clearance by 18 inches right where the lift needs to go. That single measurement decides overhead versus baseplate before anything else does.

Bay width matters just as much. Overhead dealer lifts need clearance not just above but around the crossbar area for service walkways and any overhead reel or hose management systems dealerships often add. Baseplate units need floor space clear of drains, expansion joints, and existing anchor bolts from a previous lift. We map all of this during our site visit and give dealership managers a layout drawing before ordering equipment, because reordering a lift after a bad measurement costs far more in downtime than getting the survey right the first time.

Installation Timeline and Anchoring Differences

Baseplate configuration installs faster in terms of ceiling work — there’s no crossbar to hang, no overhead anchoring into structural steel — but the floor anchoring itself takes longer to do right. We core-drill deeper and use a higher anchor count on baseplate runs because the entire torque load runs through the floor slab rather than being shared with an overhead tie point. For dealerships with older, thinner slabs, we sometimes recommend a concrete pad addition before installing baseplate dealer lifts, which adds a day or two to the project timeline but prevents anchor pull-out down the road.

Overhead installs move faster on the floor but require more careful work at height, including structural verification that the ceiling or roof framing can handle the crossbar load in the rare cases where it’s not a freestanding column design. Most modern overhead two-post lifts are self-contained and don’t load the building structure at all, but we still verify this on every install, particularly in older dealership buildings where roof trusses may have been modified over the years for HVAC or lighting retrofits.

Matching Configuration to Dealership Workflow

The busiest dealership service bays — the ones doing 15-20 vehicles a day between quick lube, tire work, and inspections — usually benefit most from overhead configuration because technicians move in and out without stepping over a runway all day. That clear floor adds up across hundreds of vehicle cycles a month. If your dealership’s throughput is that high, the ceiling investment for overhead dealer lifts often pays for itself in reduced technician fatigue and faster bay turnover alone.

Lower-volume bays, specialty service areas, or dealerships doing heavier diagnostic and repair work where a technician might be under the vehicle for an hour or more tend to do fine with baseplate. The runway isn’t a major issue when techs aren’t sprinting between vehicles all shift.
