Getting the dealership lift specification right on paper is a lot harder than it sounds, and we’ve watched more than one Iowa franchise store find that out the expensive way after equipment was already bolted to the floor. A dealership lift specification isn’t just a capacity number pulled off a spec sheet — it’s a document that has to account for OEM certification requirements, service drive throughput, technician safety, and the actual vehicles that will roll across that lift for the next fifteen-plus years. Why a Generic Dealership Lift Specification Falls Short

A lot of dealership lift specification documents get copy-pasted from a previous store build or handed down from a corporate facilities template, and that’s where problems start. Every OEM franchise has its own certified lift requirements now, and those requirements change more often than most facilities teams realize. A spec written two years ago for a half-ton truck lineup may not cover the payload and lift point geometry of a current heavy-duty diesel or a new EV platform, and if the equipment doesn’t match, warranty work simply cannot happen on it.

We also see specs that ignore bay-specific realities. A quick-lube bay, an alignment bay, and a heavy-line diesel bay all need different lift configurations, but a generic dealership lift specification often assumes one capacity and one lift style fits every bay in the building. That leads to either overspending on capacity nobody needs in the express lane, or underspending on the one bay where a technician actually needs a higher-capacity 2 post or 4 post unit. Getting bay-by-bay detail into the spec up front saves a change order later, and change orders on lift equipment are never cheap once concrete is already poured.

Capacity and OEM Certification Requirements

The single biggest line item in any dealership lift specification is capacity, and it needs to be set by the heaviest vehicle the franchise actually sells or services, not the average one. Guessing low on capacity to save money up front is the most common regret we hear about a year or two after installation.

Beyond raw tonnage, OEM certification is its own layer of the dealership lift specification. Many manufacturers now require specific lift arm configurations, adapter kits, or even approved brands to remain in warranty compliance for structural and drivetrain work. A spec that skips OEM certification language might pass a facilities review but fail an actual brand audit, which puts warranty reimbursement at risk for the store.

Bay Layout and Clearance in the Spec

Ceiling height, column placement, and drive-through clearance all belong in a proper dealership lift specification, and they’re the details most often missed by anyone who isn’t doing hands-on installs. A 2 post lift that fits fine on paper can end up too tall for a bay with HVAC ductwork, or a 4 post alignment lift can end up positioned so a technician can’t fully open a service truck’s door. We physically measure these things during a site visit rather than relying on architectural drawings alone, because drawings are sometimes wrong or outdated by the time equipment shows up.

Clearance also matters for future flexibility. A dealership lift specification that only accounts for today’s vehicle lineup can box a store into a corner within a few years as models grow larger. We generally recommend building a little clearance margin into new bays wherever the building allows it, since resizing a bay after installation is far more disruptive than adding a few extra inches during initial construction. Throughput and Utilization Numbers

A dealership lift specification should be tied to how many vehicles actually need to move through each bay per day, not just how many bays fit in the floor plan. We’ve reviewed shops where every bay was specced identically despite wildly different workloads, which meant some lifts sat idle most of the day while others became bottlenecks during peak hours. Pulling real utilization data before finalizing the spec — even rough numbers from the service manager — makes a measurable difference in how the finished shop performs.

Architects and facilities consultants are good at buildings, but they aren’t always current on lift certification changes, regional service capacity, or how a specific brand performs in real Iowa service drives through a full winter.
