Building your first bay is one of those projects where the small stuff you skip on day one turns into the expensive stuff you fix on year two. A solid first bay buildout checklist is the difference between a shop that runs smooth from the first car through the door and one that’s constantly retrofitting around problems that should’ve been caught during construction. Here’s the checklist we actually use with our own customers, in the order it needs to happen.

Start With the Concrete, Not the Lift

Every first bay buildout checklist we’ve ever built starts with the slab, because everything else depends on it. Before you even pick a lift, you need to know your slab thickness, age, and rebar or mesh reinforcement. Most two-post lifts need at least 4 inches of properly cured concrete rated at 3,000 PSI or better, and older buildings — especially converted barns, pole sheds, or repurposed retail space common around central Iowa — often don’t meet that spec without help. Core samples take an afternoon and save you from finding out the hard way after anchors won’t hold.

If your slab is thin, cracked, or unknown, plan a concrete pad as its own line item in the buildout, not an afterthought. This is also the point to think about frost depth and drainage slope if you’re pouring new, since Iowa freeze-thaw cycles are brutal on pads poured without proper base prep. Get this step right and every other item on your first bay buildout checklist gets easier, because you’re not fighting the floor while you’re trying to install equipment.

Power and Air Before Anything Else Goes In

A lot of first-time shop owners plan power and air as an afterthought, and it’s the single most common reason projects stall. Two-post and four-post lifts typically need dedicated 220-volt circuits, and tire and alignment equipment adds its own compressed air demand on top of that. Map out every piece of equipment you plan to run in year one — lift, tire changer, balancer, impact tools — and size your electrical panel and air compressor for that whole list, not just the first machine going in.

Running conduit and air lines before drywall or a permanent ceiling goes up is dramatically cheaper than fishing lines through a finished bay later. We tell every customer building their first bay: over-build your air and power capacity now, because a compressor or subpanel that’s too small becomes a bottleneck the day you add a second lift or a new piece of diagnostic equipment. This is one of the few places on a first bay buildout checklist where spending a little more upfront actually saves real money down the road.

Ceiling Height and Bay Width Dictate Lift Choice

You can’t pick a lift until you know your actual clearance. Measure ceiling height to the lowest obstruction — not just the roof deck, but HVAC ductwork, sprinkler heads, and light fixtures — because that number determines whether a two-post lift will clear a raised truck or SUV at full lift height. Bay width and depth matter just as much; a lift that fits on paper but leaves no room to open doors or walk around a vehicle makes daily work miserable.

For most independent shops building a first bay, a Rotary or Challenger two-post lift hits the sweet spot of capacity and footprint. If ceiling height is tight, a mid-rise or scissor lift may serve better than forcing a two-post into a space that won’t clear taller vehicles. This is a step in the first bay buildout checklist we walk through on-site whenever possible, because tape-measure numbers from a floor plan don’t always match what’s really overhead.

Drainage, Lighting, and Layout Flow

Once power, air, and slab are settled, think through how work actually flows through the bay. Where does a vehicle enter, where does it park while waiting, and where does the technician stand relative to tool carts and the lift controls? Poor layout planning is invisible on a first bay buildout checklist until you’re physically working around your own equipment every day.

Lighting deserves more attention than most builds give it — LED high-bays over the lift area specifically, not just general shop lighting, make inspection and diagnostic work faster and safer. If you’re doing any fluid work, oil changes, or coolant service, plan floor drains or containment now, because retrofitting drainage into a finished slab is a nightmare. Get the layout right at the buildout stage and you avoid years of working around your own mistakes.

Anchor Bolt Specs and Lift Installation Timing

Anchor bolt pull-test requirements vary by lift model and manufacturer, and skipping this step is one of the fastest ways to fail an inspection or void a warranty. Every reputable lift comes with specific anchor torque and embedment specs, and those specs assume the concrete underneath meets minimum thickness and cure time — usually a full 28 days for new pours. Scheduling lift installation before that cure window closes is a common first bay buildout checklist mistake that costs time twice: once waiting, and again if anchors have to be redone.

Coordinate your lift delivery and installation date around your actual concrete cure schedule, not your target opening day. We’d rather push an install back a week than set anchors in concrete that hasn’t fully cured, because a lift that fails a pull test has to come back out. Building this timing into your plan early keeps the whole buildout on schedule instead of creating a bottleneck at the very last step.

Permits and Inspections Nobody Warns You About

Most Iowa municipalities require permits for lift installation, electrical work, and sometimes structural modifications tied to a first bay buildout, and requirements vary quite a bit by county and city. Some jurisdictions want lift installations inspected and signed off before you can legally operate them; others are more relaxed but still expect electrical permits pulled for new circuits. Skipping this step doesn’t just risk fines — it can create real problems with insurance coverage if something goes wrong later and there’s no permit record.

Call your local building department early in the process, before equipment is ordered, so you know exactly what documentation and inspections are required. We’ve seen first bay buildout checklist projects get delayed by weeks because permits weren’t pulled until after equipment arrived. Building this into your timeline from day one, alongside your other planning documents, keeps your opening date realistic instead of hopeful.

The biggest mistake we see on a first bay buildout is trying to sequence everything solo without anyone who’s actually installed lifts in that specific building type before.
