Someone poured a slab, framed walls, hung a door, and then called us about a lift — and found out the concrete isn’t rated for it, the door won’t clear the posts, or the electrical panel is on the wrong wall entirely. Why Sequencing Matters More Than the Lift Itself

Most people plan a garage build around the building — walls, roof, door, then whatever fits inside. That’s backwards for anyone who wants a lift. Proper garage build out sequencing starts with the lift spec sheet, not the floor plan. A two-post lift needs a specific slab thickness and rebar layout at the anchor points, usually more than a standard residential garage floor gets by default. A four-post or scissor lift has different footprint and ceiling height needs. If you don’t know which lift you’re installing before the concrete truck shows up, you’re gambling.

We’ve seen garages built with a beautiful 10-foot ceiling that can’t clear a two-post lift with a vehicle raised to full height, and slabs poured at 4 inches when they needed 6 for the anchor bolts to hold. Fixing either one after the fact means saw-cutting concrete or raising a roofline — both expensive, both avoidable. Garage build out sequencing isn’t extra planning overhead. It’s the plan. Get the lift chosen and the site survey done first, and every other trade — electrical, concrete, door installer — works off real numbers instead of guesses.

Step One: Pick the Lift Before You Pick the Contractor

The order we recommend to every customer starts with the vehicle and the lift, not the builder. What are you working on — daily drivers, a lifted truck, a classic restoration? That answer determines rise height, width between posts, and overhead clearance. Once you know the lift model, you have real dimensions to hand to your builder instead of vague requests like “make it tall enough for a lift.”

Step Two: Concrete Comes After the Lift Spec, Not Before

Concrete is permanent. Once it’s poured and cured, changing pad thickness or reinforcement means jackhammers. Every two-post lift manufacturer publishes a minimum slab thickness and cure time — typically thicker and more heavily reinforced than a standard garage floor pour. Four-post lifts are more forgiving since weight is spread across a larger footprint, but they still need a flat, level surface without expansion joints running through the anchor zone.

Correct garage build out sequencing puts the concrete contractor in the loop with the lift’s anchor plan before the forms go up. Step Three: Door Height, Width, and Clearance Before Framing

Garage door height is the second most common casualty of poor garage build out sequencing. Overhead doors get framed based on standard sizes unless someone specifies otherwise, and standard often isn’t tall enough once you factor in a raised vehicle plus the lift’s arm height. We measure clearance from finished floor to the lowest point of the door track and trolley, not just the rough opening, because that’s what actually limits how high you can lift a vehicle inside.

Width matters too — post-to-post spacing on a two-post lift needs enough side clearance from the door frame and side walls for arm swing and vehicle door opening. Getting this locked in during framing, not after drywall, is what separates a garage that works from one where you’re backing the truck out sideways because you can’t fully open the doors. Step Four: Electrical and Air Lines Before Drywall Goes Up

Two-post and four-post lifts need dedicated power, usually 220V, run to a specific location near the lift’s power unit — not wherever an outlet happens to already exist. Air-operated locks and pneumatic tools need compressed air lines run in the same window. Both are far cheaper to rough in before drywall than to fish through finished walls afterward.

This is where garage build out sequencing pays off most visibly. If the electrician knows the lift’s power unit location before running conduit, it’s a straight line item. If they find out after the walls are closed, it’s exposed conduit, patched drywall, or an extension cord running across the floor — none of which we recommend or want to see on a service call. Coordinate electrical rough-in with your lift’s actual power unit placement, confirmed against the manufacturer’s spec sheet, before the inspector signs off on framing.

Step Five: Install the Lift Before You Finish the Floor

Epoxy coatings, floor tiles, and other finish treatments look great, but they need to happen with the lift’s footprint already established — or better, after the lift is anchored and before final topcoat goes around the base plates. Coating a floor and then drilling through it for anchors risks cracking the finish and voiding some coating warranties. Sequencing the lift installation ahead of cosmetic flooring keeps everything intact.

We’ve installed lifts into finished garages plenty of times, and it works fine — you just accept some minor patching around the anchor points. But if you’re planning both from the start, sequencing the lift ahead of the topcoat gives a cleaner result. Step Six: Lighting and Ventilation Around the Lift Footprint

Once the lift’s location and height are locked in, lighting design should follow. Overhead lighting positioned without accounting for a raised vehicle often ends up shadowed or blocked once the lift is in use. Plan fixture placement to stay clear of the lift’s maximum rise and arm swing, and add task lighting near where you’ll actually be working underneath a raised vehicle.

Ventilation matters too, especially in an enclosed Iowa garage running through cold winters with the doors shut. If you’re doing any exhaust work, welding, or running vehicles for extended periods with a vehicle on the lift, plan exhaust fans or venting into the build before insulation and drywall close up the wall cavities. This step often gets skipped because it feels minor compared to concrete and electrical, but retrofitting a vent fan into a finished ceiling is a much bigger job than running the ductwork during framing.

Step Seven: Final Inspection and Load Testing Before First Use

The last step in garage build out sequencing is the one people are most tempted to skip: a proper inspection and load test after the lift is installed and before it sees regular use. This means checking anchor torque, confirming level across all posts, verifying safety lock engagement, and running the lift through a full cycle empty before loading a vehicle onto it.
