A garage two post lift is a dimensioned machine that has to fit a dimensioned bay, and dealership service managers in southern Minnesota get this wrong more often than any other buyer type. Overhead versus baseplate: what your ceiling is telling you
The single biggest dimension in a dealership service bay is ceiling clearance. Overhead clear-floor lifts require 11 feet 10 inches minimum for a typical 10K, 12 feet 4 inches for a 12K, and closer to 13 feet for a 15K. Below that, you need a baseplate lift.
Baseplate lifts run a crossmember at floor level between the two columns instead of overhead. That gives you unlimited overhead room but a small hump on the floor that trolley jacks, service carts, and creepers have to clear. In a busy dealership bay with heavy tool cart traffic, a baseplate crossmember becomes a daily annoyance within a month.
Southern Minnesota dealerships often sit in older buildings with 10-foot ceilings in the service area – especially the imports and the smaller domestic stores that pre-date the current dealer-building era. If that describes your bay, plan on baseplate. If your building is post-2005 and has 12-foot or higher ceilings, overhead is the standard and worth the small premium. Real height numbers for a garage two post lift
Total overall lift height varies more than buyers realize. A Rotary SPO10 clear-floor overhead sits 11 feet 10 inches tall to the top of the crossmember. A Challenger CL10 is similar. A BendPak XPR-10AS runs slightly taller.
Add clearance for the overhead safety shutoff bar and any low-hanging HVAC or lighting. If your ceiling is 12 feet and the crossmember tops out at 11-10, you have two inches of margin – which is tight but workable if the HVAC is not in the lift zone. If lighting or HVAC hangs down eight inches, you no longer have clearance.
The way we handle this on quote calls is to have the service manager measure to the lowest point of anything overhead within a 10-foot radius of the intended lift location. Not just the ceiling deck, but ductwork, sprinkler heads, light fixtures, and any suspended toolbox racks. That number is what has to clear the crossmember – and it is almost always less than the pure ceiling height.
A garage two post lift installed with clearance under duct or lighting will run cleanly for its full life. One installed at the ragged edge of clearance will hit something within a year.
Door swing and post placement in a dealer bay
In a dealership bay, door swing matters both for the overhead garage door and for the vehicle doors. Overhead doors track upward and back into the ceiling on rails – and those rails eat into the usable overhead room within the door swing arc. Post placement has to sit outside the door track.
Rule of thumb: the front-most edge of the front lift columns should be at least 24 inches back from the overhead door track. That gives the door clearance to travel and gives the tech room to walk around the front of a lifted vehicle.
Vehicle door swing on the lifted vehicle is the other consideration. An asymmetric lift rotates the columns approximately 30 degrees relative to the drive-through axis, which opens up 15 to 20 inches more door-swing room per side. On a dealership bay handling a mix of full-size trucks and coupes, asymmetric is the more forgiving choice – a tech opens a coupe door 40 times a day and every one of those swings clears the column instead of hitting it.
For dealership bays doing predominantly full-size truck work, symmetric is faster because the arms are simpler. For mixed dealer service, asymmetric or three-stage is the standard.
Arm reach and where the oil filter sits
Arm reach is the daily-experience dimension. A dealership tech running oil changes will position arms, drop the vehicle onto the pads, extend the drain-plug wrench, remove the filter, and lower – dozens of times a day. If the arm pads and the oil filter are in the same swing arc, the tech fights the arms every single time.
On a full-size truck, arms typically land on the pinch weld or frame rail forward of the rear axle and behind the cab. On a passenger sedan, arms land near the front rocker forward and the rear rocker aft. On a modern crossover, arms sometimes land on manufacturer designated puck points. Three-stage arms give you the reach flexibility to hit all three geometries without repositioning the vehicle.
The oil filter location varies by manufacturer. Chevy trucks put the filter forward of the rear passenger arm. Ford trucks put it on the driver-side rearward of the front arm. On a garage two post lift with fixed symmetric arms, either configuration can leave the tech reaching around an arm pad. On a three-stage lift, you retract the arm slightly for filter access without dropping the vehicle.
Column width for the widest vehicles you take
Drive-through width is measured between the inside faces of the two columns. Standard clear-floor overhead lifts run 100 to 112 inches inside width. Wide-column versions add another 14 to 20 inches.
A dealership that takes Ford F-350 SuperDuty duallies has 96 inches of body width, plus mirror clearance. A standard 100-inch drive-through is workable but tight – mirrors tuck close to the columns. A wide-column lift at 118 inches gives comfortable clearance and reduces column strikes when a tech backs a dually in without folding mirrors.
For dealerships that also take heavy-duty pickups fitted with dual rear tires and aftermarket flares (increasingly common in Minnesota with plow-truck packages), quote wide-column from the start. The retrofit later – swapping columns and cables – is meaningfully more expensive than ordering wide from day one.

Rolling jacks, drains, and utility clearance
Utility clearance around a garage two post lift is the dimension buyers forget to think about. A dealership bay will run a fluid evacuator, a floor jack, an air line, a light stand, a fluid drain, and often a rolling jack for wheel-off service. Every one of these needs floor space near the lift.
Rolling jacks require unobstructed floor clearance around the perimeter of the lift. Fluid drains need to sit under the vehicle without contacting the lift columns or arms. Air lines and lighting drop from the ceiling and need to clear the overhead crossmember.
The rule we give service managers laying out a new bay is a 36-inch clear zone around every column, on all four sides. Anything closer and tool carts start to bump the columns, and long-run cable damage becomes a real problem.
Also: floor drains. Some dealership shops have trench drains in the middle of the bay. Do not stand a lift column over a drain. Adjust the lift location by six to 12 inches to avoid it – the drain will still work, and the anchor bolts will land in solid concrete instead of drain edge.
What southern Minnesota dealers ask us most
Three questions come up on every dealership call in southern Minnesota. First: how much lift height do I actually need? Answer: measure to the top of your tallest vehicle plus 6 feet for a tech to stand under it with tools. On most cars and half-tons, that puts you at rise height 74 to 78 inches to the arm pad, which every 10K and up will deliver.
Second: what happens in a power outage? Answer: the safety locks are mechanical and stay engaged. The lift will not descend under gravity when the power drops – it descends only when the release solenoid is energized. A vehicle can sit on the locks for days if needed.
Third: how do we handle winter? Answer: cold slabs concentrate stress on anchor bolts and hydraulic seals. Verify the slab is above 40 degrees before install, and keep the hydraulic reservoir topped in the coldest months when seals shrink slightly. A garage two post lift installed correctly in a heated shop will run through Minnesota winters for 15 to 20 years without seasonal drama.
