Two post lift annual maintenance is the one hour of shop time nobody schedules until something goes wrong — and by then the repair bill is usually four figures instead of the cost of a service call. Why the Annual Inspection Exists in the First Place
Every major manufacturer — Rotary, Challenger, BendPak — puts an annual inspection requirement in the owner’s manual, and ANSI/ALI ALOIM (the industry standard for lift operation, inspection, and maintenance) backs it up. That is not a warranty upsell. A two post lift holds several tons of steel over a technician’s head using cables, chains, hydraulic pressure, and a set of mechanical locks. Each of those systems has a predictable failure curve, and the annual inspection exists to catch the failure before it becomes an event. Insurance carriers and OSHA inspectors both know this, and we have watched more than one central Iowa shop scramble to produce inspection records after a workers’ comp claim.
The practical argument is simpler: two post lift annual maintenance is cheap compared to what it prevents. A set of equalizer cables costs a fraction of a day of downtime, and a seal kit costs less than replacing a scored cylinder. When we pull a lift apart that has gone five years without service, we almost never find one problem — we find four, and three of them fed each other. Leaking cylinder drips onto the column, column rusts, cable carrier binds, cable frays at the sheave. Catch it at year one and it is a rag and a grease gun. Catch it at year five and it is a parts order.
Cables, Chains, and the Equalizer System
Cables are the first thing we look at, because they are the part most likely to be quietly failing. On a typical overhead or floorplate lift, the equalizer cables keep both carriages rising at the same rate. We run a gloved hand along the full length of each cable — carefully, and with the lift raised so the run is exposed — feeling for broken wires, flat spots, kinks, and corrosion. Any broken strands, any visible rust bleeding out of the core, any spot where the cable has gone from round to oval: that lift comes out of service until the cable set is replaced. We replace cables in pairs, never one at a time, because a fresh cable next to a stretched one just moves the problem.
Then we check sheave condition and cable tension. Sheaves should spin freely without wobble, and the grooves should not be worn into a knife edge. Tension gets verified by raising the lift a few feet and confirming both carriages sit at the same height — if one arm set is riding an inch high, the cable needs adjustment at the anchor nut. Chain-driven lifts get the same treatment: look for stiff links, elongated pitch, and rust in the rollers. This is one of the reasons we push shops toward a written maintenance log. Cable stretch is gradual, and a log lets you see the trend instead of guessing.
Arm Restraints and Mechanical Locks
The arm restraints are the single most commonly ignored item on a two post lift, and they are also the item most likely to hurt somebody. Each swing arm has a gear-and-pin or sleeve restraint that locks the arm from rotating once the lift leaves the ground. We test every arm individually: raise the lift a foot, then try to swing each arm by hand. If it moves, the restraint is worn, the gear teeth are rounded, or the pin is not dropping. Dirt and dried grease in the restraint pocket cause more failures than actual wear — a shot of penetrant and a clean-out fixes maybe half of what we find.
Mechanical locks come next. We cycle the lift through its full travel and listen for every lock to click into each position on the ladder. Then we set the lift down onto the locks and confirm both columns are resting at the same notch. A lift that only engages on one side is loading the crossbar or overhead beam in a way it was never designed for. We also inspect the lock release cables or air lines, because a lock that will not release cleanly gets “fixed” by an impatient tech with a screwdriver, and then it never engages properly again. Thorough two post lift annual maintenance means testing locks under load, not just listening for the click on an empty lift.
Anchor Bolts and the Concrete Underneath
We torque-check every anchor bolt at every annual, and we find loose ones constantly. Vibration, thermal cycling, and thousands of load cycles back anchors out slowly. Manufacturer torque specs vary by anchor size and brand, so we go by the installation manual rather than by feel. If a nut turns more than a fraction before it seats, that is a flag — and if it keeps turning without building torque, the anchor has lost its bite and the hole needs to be relocated or upsized with a larger diameter anchor.
The concrete matters as much as the hardware. We look for radial cracks running out from the base plates, spalling around the anchor holes, and any sign the column base is not sitting flat. Iowa shops with older slabs are a common problem here: a lot of buildings from the 60s and 70s have four inches of concrete when the lift calls for a minimum of four and a quarter at 3,000 PSI. We have cut and poured plenty of anchor pads for shops that discovered this the hard way. Hydraulics, Power Unit, and Fluid
Hydraulic inspection starts at the cylinder rods. We wipe them clean, cycle the lift, and watch for weeping past the seal. A faint film of oil on a rod is normal; a drip that forms and falls is a seal kit. We also look for pitting or scoring on the rod itself, because a scored rod will eat a new seal in a matter of weeks and the cylinder needs to be rebuilt or replaced instead. Hoses get checked for chafing where they run through the column, and every fitting gets a paper-towel wipe test.
Then the power unit. We check fluid level with the lift fully lowered, not raised — that trips up a lot of shop owners who end up overfilling. Fluid should be clear and amber; milky fluid means water intrusion, and dark fluid with a burnt smell means the pump has been running hot. We use ATF or AW-32 hydraulic oil depending on what the manufacturer specifies, and we do not mix them. Motor mounting bolts, the electrical connection, and the lowering valve all get inspected, and we time a full raise cycle. A lift that used to hit full height in 45 seconds and now takes 70 is telling you the pump is tired or there is air in the system. Details like these are why we keep a standard annual maintenance schedule in the truck rather than working from memory.
Lubrication, Structure, and the Walk-Around
Lubrication is the cheapest insurance on the whole lift. Carriage slide blocks, arm pivot pins, cable sheaves, and lock pivot points all want grease at least annually and more often in a busy shop. We use a lithium-based grease on pivots and a dry film or light oil on the lock ladder — heavy grease on the ladder collects grit and turns into lapping compound. Overhead lifts get the top beam sheaves greased too, which means a ladder and about ten minutes, and it is the step most shops skip because it is inconvenient.
Structural inspection wraps it up. We check column plumb with a level, look at every weld we can see for cracks or rust bleed, and inspect the swing arms for bends or twisted adapter pads. Missing or worn adapter pads are worth fixing on the spot, because a metal-to-metal contact point on a pinch weld leads to slipping loads. Finally we verify decals and capacity labels are legible, confirm the overhead shutoff bar works on overhead models, and function-test the lift with a vehicle on it. When we finish an inspection we hand over a written report — because two post lift annual maintenance is only useful if you can prove it happened and know what to watch next year.
