Why We Won’t Skip the Site Survey, Even for a Simple Swap

Some folks call us thinking a two post lift site survey is only necessary for a brand-new install in a building that’s never had a lift. That’s not true, and we’ve learned that the hard way on jobs where we assumed an old lift’s footprint would work for the new one. Anchor bolt patterns change between manufacturers, slab thickness requirements differ by lift capacity, and a shop that’s been remodeled since the last lift went in may have moved electrical, added storage, or poured new concrete without documenting the specs anywhere useful.

Even a straight swap-out deserves a fresh set of eyes. We’ve walked into bays where the previous lift was installed on a slab that technically never met the minimum thickness for its own weight rating, let alone a heavier replacement. A site survey isn’t about doubting your building — it’s about making sure the equipment we’re selling you will actually work in the space you have, the first time, without a change order mid-install.

Ceiling Height and Overhead Clearance

The first thing we measure on any two post lift site survey is overhead clearance, because it’s the number one reason installs get delayed or lifts get returned. Two post lifts need enough headroom for the vehicle to rise fully with the arms extended, plus clearance for the lift’s own overhead structure if you’re looking at a raised-approach or overhead-style unit. We measure from the floor to the lowest point of any obstruction — ductwork, sprinkler heads, lighting fixtures, structural beams — not just the ceiling itself.

We’ve had customers assume a 12-foot ceiling meant plenty of room, only to find a sprinkler line hanging down at 10 feet 6 inches right where the lift needed to sit. That’s exactly the kind of detail a two post lift site survey exists to catch. If your building has tight overhead clearance, we can usually still find a lift that fits, whether that’s a low-overhead two post configuration or repositioning the bay layout slightly. But we need the real number, measured on-site, not guessed from memory.

Concrete Slab Thickness and Condition

Two post lifts anchor into concrete, and the slab has to meet minimum thickness and cure-time requirements for the lift’s capacity rating. During a two post lift site survey we check slab thickness (often by looking at control joints, drains, or existing cores), look for cracks radiating from where anchors would go, and ask how old the pour is. Concrete that’s cured for less than 28 days won’t hold anchors to spec no matter how good the lift is.

We also look at what’s under the slab in older Iowa buildings — sometimes there’s a layer of fill or an old foundation from a prior structure that doesn’t show up until someone drills. If we find questionable concrete during the survey, we’ll tell you honestly whether a slab overlay or partial replacement is needed before install, rather than letting a crew show up and discover it the hard way with a rented core drill and a delayed schedule.

Power Supply and Electrical Requirements

Most two post lifts run on a dedicated 220-volt circuit, and during the site survey we confirm what’s actually available versus what the panel is rated for. A lot of older Iowa shop buildings have panels that are maxed out with welders, compressors, and lighting circuits already, and adding a lift without checking capacity first can trip breakers or worse. We note the distance from the panel to the lift location too, since voltage drop over a long run can affect performance on some hydraulic power units.

If your building needs electrical work, we’d rather flag it during the survey and let you line up an electrician on your own timeline than have our install crew standing around a bay waiting on power. Bay Width, Column Spacing, and Door Clearance

A two post lift needs enough width between columns for the widest vehicle you plan to lift, plus clearance on both sides for door swing and technician access. We measure the full bay width, note where support columns or shelving might interfere, and check the overhead door opening if vehicles need to drive in with the lift already installed. This matters more than people expect — we’ve seen lifts ordered at the right column spacing for a sedan-heavy shop that later started servicing full-size trucks and vans, and the spacing didn’t work anymore.

We also check floor drain locations and existing equipment layout, since a two post lift’s footprint needs to coexist with whatever else is bolted to that slab. Getting this right during the survey means you’re not moving a tool chest or rerouting an air line after the lift is already anchored down.

Vehicle Types and Lifting Capacity Planning

Part of every two post lift site survey is a conversation about what you’re actually lifting, not just today but over the next several years. A shop that services mostly light cars and light trucks has different capacity and arm-length needs than one that occasionally sees a heavy-duty diesel pickup or a commercial van fleet. We ask about typical curb weights, wheelbase ranges, and any specialty vehicles that show up occasionally, because undersizing a lift is a much bigger headache than paying for a little extra capacity up front.

This is also where we talk through asymmetric versus symmetric column layouts, since the right choice depends on the door swing patterns and vehicle mix specific to your bay — something a generic spec sheet can’t tell you.
