An auto home lift is not a set-it-and-forget-it purchase, and the first twelve months tell you almost everything you need to know about what you actually bought. A trailer and RV service shop up in the Iowa Great Lakes region put their first auto home lift into service in April of last year, and we have watched the entire first year of ownership from the crate delivery through the first cylinder seal inspection. Month zero: siting the columns for trailer work
The shop had a 40 by 60 metal building with a 14 foot side wall and no interior columns. That is more room than most auto home lift buyers get, and it changed how we sited the unit. Instead of centering the lift on the bay, we pushed it 8 feet off the back wall so a 24 foot enclosed trailer could still be dropped on the arms with the truck disconnected and rolled out. Column centers landed 141 inches apart on new anchor pads, and we ran the 240 volt single-phase circuit down from the ceiling on a rigid conduit drop. The install took a full day for the lift, and about three hours for the electrician. When they raised their first trailer to full height that afternoon, the drop-axle exhaust hangers were finally at eye level for a technician standing flat on the shop floor. That was the moment the owner told us the auto home lift had already paid for itself.
Months one through three: break-in observations
New hydraulic systems weep. Not leak, weep. The first three months of any auto home lift install involve a small amount of hydraulic fluid film that shows up on the column at the cylinder rod seal, and it is completely normal as the seals bed into the polished rod surface. Our technician instruction to every new owner is: wipe the rod down at the end of each week, check the reservoir level with the lift fully lowered, and top off with the exact fluid the manufacturer specifies. In this shop’s case, that meant Rotary’s approved ISO 32 hydraulic oil. By month three, the weep had stopped. Months four through six: cable stretch and the first tension adjustment
Every two-post lift cable stretches during the first six months. It is not a defect; it is the wire rope taking its final set. On this auto home lift, we came out at month five and re-tensioned both equalization cables to bring the arms back within a quarter inch of level at full height. The adjustment took roughly 40 minutes. The owner’s technician watched us do it so he could handle the next round himself. That is the model we prefer with home and small-shop buyers: teach the maintenance, do not gatekeep it. The cables on this unit are 3/8 inch aircraft-grade with swaged fittings, and they carry a written five-year replacement recommendation from the manufacturer regardless of load hours. If the shop stays busy, five years is realistic. If it slows down, cable inspection at the annual mark is still non-negotiable.
Month seven: the first exhaust job that would not have happened without it
A 32 foot toy hauler came in with a cracked exhaust hanger and a leaking cross-member weld right above the tandem axles. Before the auto home lift, this trailer would have gone to a competing shop 90 miles south. On the new lift, the technician had the trailer at working shoulder height in eight minutes, welded the hanger and the cross-member in under two hours, and turned the job for a solid four-figure invoice. That single job covered a substantial chunk of the year’s lift payment. The point here is not the money; it is that an auto home lift or shop-scale lift opens work you literally cannot bid without it. When customers ask what the ROI looks like, we tell them: forget the math, count the jobs you turn away today, and price the lift against half of them.
Month nine: cylinder seal inspection and what we found
At month nine we pulled the covers on both column cylinders for a routine inspection. Both cylinders were dry. The rod chrome was clean, the wiper seals had trapped essentially zero debris, and the packing nut torque had not backed off. This is the outcome you expect on a properly installed, properly maintained auto home lift. When we do find seal wear at year one, it is almost always because the rod picked up a nick from something the shop dragged past it, or because the shop is running cold fluid in an unheated Iowa building and asking the seals to work at 20 degrees. Neither happened here. The shop keeps the space at 55 degrees minimum. If your building runs cold in the winter, budget for a small unit heater or expect to buy a seal kit sooner than the manual says.
Month twelve: what we would spec differently
Looking back at the year, the one thing we would spec differently on this exact install is longer arm restraints. Trailer work drops arm reach into odd corners, and the standard telescoping arms on this auto home lift model bottomed out at about 66 inches on the long side. We ended up installing arm extension kits in month eight to gain another 12 inches of reach. If you know you are lifting long-wheelbase trucks, long trailers, or dual-axle rigs, order the arm extensions with the lift, not after. Everything else about the install has held up.
