Why Twenty Years Is the Only Honest Time Horizon
Lift buyers almost always compare purchase prices, and purchase price is the smallest number in the equation. A properly installed commercial two-post from Rotary or Challenger will be lifting cars three decades later if somebody replaces the cables at the right interval and keeps the locks adjusted. We have swapped equalizer cables on Rotary SPO-series columns that were bolted down when Reagan was in office. The steel does not wear out. Wear items wear out, and wear items are cheap compared to a replacement unit plus a demolition day plus lost bay revenue.
The dealership manager in Des Moines was budgeting like the lifts were computers with a five-year refresh cycle. Once we walked the math with him, the picture flipped. Over twenty years, a single bay in a working autolift garage will typically consume one or two sets of lift cables, one or two hydraulic cylinder rebuilds or replacements, a handful of lock latch and cable-guide parts, arm restraint gears, rubber pads at least three times, and annual inspection labor. Real Dimensions: What Actually Fits a Metro Service Bay
Numbers on a spec sheet mean nothing until you measure your building. A standard clear-floor two-post rated 10,000 to 12,000 lb needs roughly 12 feet of overall column height for the taller models, and the overhead bar sits somewhere between 11 and 12 feet depending on the manufacturer. That eliminates a lot of older Des Moines metro buildings with 10-foot ceilings unless you go with a baseplate-style unit and run the hoses in a floor channel or over the top of the columns at a lower height. We measure to the bottom of the lowest obstruction, not the ceiling deck. Sprinkler heads, radiant tube heaters, and conduit runs are what actually stop a lift install.
Bay width matters just as much. Column-to-column inside clearance on a typical asymmetric two-post runs around 8 feet 6 inches to 9 feet, and you want at least 12 to 14 feet of bay width so a tech can open a door and walk past a raised vehicle without turning sideways. Length wants 24 feet minimum for a comfortable working bay with a toolbox at the back. Slab needs to be a minimum of 4 to 6 inches of 3,000 PSI concrete depending on the model, and the anchor pattern has to sit at least the manufacturer’s stated distance from any control joint or slab edge. Wheel Bearing Service Is the Duty Cycle Test
Every shop has a job that reveals whether the lift was specified correctly, and for a dealership it is often wheel bearing and hub service. That job puts a vehicle in the air for two to four hours, sometimes longer on a press-in bearing that fights back. The lift sits loaded and stationary the whole time, which is exactly what tests the mechanical lock system and the hydraulic holding integrity. A lift that drifts down a quarter inch over an hour is telling you the cylinder seals or the check valve are done.
The Des Moines shop we mentioned does a heavy volume of hub assemblies on late-model half-ton trucks and crossovers. Those vehicles run 5,500 to 7,000 lb on a 10,000 or 12,000 lb rated unit, so capacity is not the constraint. Arm reach is. Truck pickup points sit farther out and higher than a sedan’s, and adjustable-height screw pads plus proper truck adapters are the difference between a safe lift and a technician stacking blocks. We spec taller extension adapters into every commercial quote for that reason. In a working autolift garage, technicians will use whatever is in the bay, so the right adapters have to already be there. The Cost Line Nobody Budgets: Cables and Locks
Lift cables are the single most common parts order we ship. On a two-post, the equalizer cables synchronize the two carriages and release the mechanical locks. They stretch, they fray at the sheaves, and they eventually snap. When a cable lets go, the lock on that side stays engaged and the carriage stops, which is the safety system working as designed, but you now have a vehicle in the air on an uneven lift and a bay out of service.
We tell shops to inspect cables monthly and plan on replacement somewhere in the eight to fifteen year range depending on cycle count and how much brake dust and salt lives in the building. Iowa winters put chloride on everything, and that shortens cable life in a busy autolift garage more than most owners expect. Budget a cable set per lift per decade and you will never be surprised. Lock latch springs, cable guides, and arm restraint gears are the other recurring items — small dollars, big consequences when they are missing. Over twenty years these consumables are a rounding error against replacing the equipment, but only if you actually order them before they fail. Annual Inspection: The Cheapest Line Item You Have
ANSI/ALI standards call for a qualified annual inspection on every vehicle lift, and any dealership operating under a manufacturer service agreement is going to be audited on it eventually. A lot of independent shops skip it because nobody is checking. That is a bad bet. An annual inspection catches a stretched cable, a cracked weld, a leaking cylinder gland, a loose anchor, and a worn lock pawl before any of them becomes a dropped vehicle and a workers’ compensation claim.
The labor cost of an annual inspection across a six-bay row is trivial compared to one day of downtime, let alone an injury. We run these inspections all over central Iowa, and the pattern is consistent: shops that inspect annually replace parts on schedule and keep lifts for twenty-five or thirty years. Shops that never inspect end up buying new equipment after twelve to fifteen years because something failed catastrophically and the insurance carrier or a corporate safety officer condemned the unit. Same steel, very different outcome. If you own an autolift garage with more than two bays, get on a standing annual schedule and put the reports in a binder. When the district safety audit shows up unannounced, that binder is worth more than anything else in the building. Concrete, Anchors, and the Twenty-Year Failure Mode
The slowest failure in any lift installation is the anchor connection to the concrete. Wedge anchors set in 4 inches of slab hold fine on day one. Twenty years of load cycling, freeze-thaw movement under an Iowa building, and the occasional technician who bumps a column with a floor jack will slowly work them loose. When we inspect older installations, loose anchors are the number one finding — more common than bad cables.
We check torque on every anchor during service visits and re-torque to the manufacturer spec. If an anchor spins without building torque, the hole is done and the column needs to be shifted or the slab needs a repair pour. In a couple of older metro buildings we have cut out a 4-foot square of slab, poured a 10-inch pad with rebar tied to the existing slab, and reanchored into that. It is a one-day job and it buys another twenty years. Compare that to relocating the whole lift. This is why slab thickness matters so much at purchase time — a shop that pours 6 inches at 4,000 PSI under the bay row will never have this conversation, while a shop that inherited a 3.5-inch residential-grade pour will have it every few years. If you are building new, spend the money on the concrete. It is the only part of the lift you cannot upgrade later without a saw and a mixer truck.
