A landscaping outfit in the Des Moines metro runs fourteen vehicles — a mix of half-ton pickups, a couple of one-tons with dump beds, and four trailers that don’t need lifting but do need floor space. They were paying a quick-lube chain for every oil change and losing half a driver-day per truck to the round trip. When they called us about building an autolift garage into the back half of their shop building, the real question wasn’t which lift to buy. It was how to lay out the bay so fluid service actually flows instead of turning into a traffic jam. We’ve done enough of these across central Iowa to know there are basically two workable configurations, and the right one depends less on your fleet size than on your building’s shape.

Why Fleet Fluid Service Is a Layout Problem, Not a Lift Problem

Small-fleet maintenance has a specific rhythm that general repair work does not. You’re doing the same eight tasks over and over: drain, filter, refill, check diffs, grease zerks, rotate tires, inspect brakes, top off washer fluid. Each vehicle is on the lift for twenty to forty minutes, and the bottleneck is almost never the lift’s raise speed. It’s everything around the lift — where the drain pan lives, how far the tech walks for a filter, whether the next truck can stage while the current one is up, and whether somebody has to move three vehicles to get the fourth one out.

That’s why we push back when a fleet owner asks us to just quote a lift. Buy the wrong configuration and you’ll do the work, but you’ll do it slower forever. Buy the right one and a two-person crew can knock out six trucks in a morning. The equipment cost difference between the two layouts we’re about to compare is real but modest. The throughput difference compounds every single week for the life of the building. We’ve seen fleets in Ankeny and Grimes cut their service day roughly in half just by reorganizing around the lift instead of around the door. Getting the autolift garage layout right on paper costs nothing; getting it wrong costs you a saw-cut and a re-anchor.

Layout A: Single Drive-Through Four-Post With Staging Lane

The first configuration is a single four-post lift set on the centerline of a drive-through bay, with an overhead door at each end. Vehicles enter from the north, drive onto the runways, get serviced, and drive off the far end. No backing, no three-point turns, no shuffling. Behind the lift, you keep a staging lane long enough for the next truck to idle while the current one finishes.

For fluid service this is hard to beat. The drive-on design means no arm placement, so a tech who isn’t a seasoned lift operator can put a truck up safely in ninety seconds. You add a set of rolling bridge jacks if you want to do tire rotations or brake work, and a drip tray kit that catches oil before it hits the runway. The runway itself becomes a work surface — you can set filters, funnels, and a fluid caddy right on it. The downsides are honest ones. A four-post takes more floor area than a two-post, typically running twenty feet of length with approach ramps. And suspension work is awkward without jacks. But for a fleet doing oil changes and fluid service as the core job, the drive-through four-post is the workflow king. Most Des Moines metro fleet buildings we walk into have the door geometry to support it, and if the building only has one door, you can still run this layout with a back-out, you just lose a little cycle time on each vehicle.

Layout B: Two-Post Plus Adjacent Open Bay

The second configuration puts a 12,000 lb asymmetric two-post in one bay and leaves the adjacent bay completely open as a work-and-stage area. The two-post gives you full wheels-free access, so tire rotations, brake jobs, and suspension work happen without additional equipment. The open bay next door holds the parts cart, the used-oil tank, the tire machine if you have one, and the vehicle waiting its turn.

This layout wins when your fleet work is more varied than pure fluid service — if you’re doing your own brakes, U-joints, and steering components, wheels-free access saves real time. It also wins on floor footprint, since a two-post occupies less area than a four-post and leaves the bay usable when the lift is down. The tradeoff is operator skill and cycle time. Setting arms and pads on a one-ton pickup takes longer than driving onto runways, and it takes a tech who knows where the manufacturer’s lift points are. Get it wrong on a dually and you’ll dent a rocker. For a fleet with rotating drivers doing their own service, that’s a real risk. For a fleet with one dedicated maintenance person, it’s a non-issue. We’d also note that a two-post demands more from your slab than a four-post does, since the entire load transfers through eight anchors instead of spreading across four baseplates. Running the Numbers: Throughput, Cost, and Slab Prep

Put the two side by side for a fourteen-vehicle fleet on a quarterly service cycle. That’s roughly fifty-six service events a year, plus unscheduled repairs. Layout A cycles a straightforward oil-and-fluid service in about twenty-five minutes door to door. Layout B runs closer to thirty-two once you account for arm setup and the back-out. Over fifty-six events, that’s about six and a half hours of labor difference annually — not enormous, but not nothing either.

Cost runs the other direction. A quality four-post in a 12,000 to 14,000 lb capacity with rolling jacks and drip trays lands in a higher tier than a comparable two-post, and the four-post needs more square footage, which matters if you’re paying for the building. Slab prep flips it back: four-posts are often surface-set with minimal anchoring and forgive a thinner or older slab, while a two-post frequently triggers a concrete cut and pour in older pole buildings. We’ve had jobs where the concrete work on a two-post install exceeded the price gap between the two lift styles entirely. So the honest answer is that the totals land close, and the decision should hinge on your work mix and your building rather than on the quote. Utilities, Drainage, and the Stuff That Bites You Later

Whichever layout you pick, the utilities decide whether the bay is pleasant. Start with power: most single-phase lifts want a dedicated 220V, 30-amp circuit, and running it after the lift is set costs more than running it before. If your building has three-phase available, a three-phase motor is quieter and draws less, and it’s worth asking about at quote time.

Then compressed air. A fleet bay without an air drop at the lift means dragging a hose every cycle, and the guy doing it forty times a year will start skipping the impact gun and using a breaker bar. Put a drop within ten feet of the lift and add a reel. Used-oil handling is next: a gravity-drain tank positioned so the drain pan can roll straight to it beats carrying a full pan across a bay. And think about floor drainage or containment before the first oil change, not after. Iowa DNR rules on shop floor drains are worth reading before you cut anything. Finally, lighting — a fleet bay with the vehicle up at seventy-two inches puts the underside in shadow unless you’ve got fixtures positioned to the sides rather than directly overhead. LED strip lighting mounted low on the side walls is cheap and transforms the experience. None of these items are expensive during construction. All of them are annoying to retrofit.

Training the Crew Who Actually Uses It

The thing that kills fleet lift installations isn’t equipment failure — it’s a rotating cast of people using the lift without knowing what the noises mean. In a general repair shop, the same three techs run the same lift daily and develop instincts. In a fleet operation, you might have a mechanic, a shop foreman, and two drivers who occasionally put a truck up. That’s how lifts get damaged.

So we spend time at handoff on the basics with everyone who’ll touch it. On a two-post: where the manufacturer’s lift points are on each vehicle in your fleet, how to verify the arm restraints have engaged, and the requirement to lower onto the mechanical safety locks before going underneath. On a four-post: how to confirm the vehicle is centered on the runways, wheel chock discipline, and never exceeding the front-axle position marks. Both get the same daily walk-around — cables for fraying, hoses for weeping, anchor bolts for movement, and a listen for even lock engagement. We also recommend laminating a one-page checklist and screwing it to the column, because a manual in a drawer is a manual nobody reads. Any autolift garage serving a fleet should treat operator training as part of the install, not an optional extra. What We’d Recommend for Most Des Moines Metro Fleets

If your fleet is mostly pickups and vans and the work is genuinely fluid-service dominant — oil, filters, differentials, transmission service, greasing — Layout A wins. The drive-through four-post is faster per cycle, safer with mixed-skill operators, easier on older concrete, and it doubles as overnight storage for a truck you don’t want sitting outside in February. Add rolling jacks and you’ve covered ninety percent of what you’d want a two-post for anyway.

If your maintenance person is doing real repair work — brakes, suspension, exhaust, driveline — and you have one dedicated operator who knows what they’re doing, Layout B is the better tool. The wheels-free access pays for itself the first time you do a brake job on all four corners without repositioning anything. Two years in, they’ve cut their service day roughly in half and they’re doing tire rotations in-house.
