Planning a new shop around your lift is one of those jobs that’s a lot cheaper to do right on paper than to fix after the concrete cures. We’ve walked into too many brand-new buildings in Iowa where the owner ordered the metal building first and the lift second, only to find out a support column sits exactly where a 2 post lift needs to go, or the ceiling height is six inches short for a full-rise 4 post. Start With the Lift, Not the Floor Plan

Every builder wants a floor plan before they’ll draw up a bid, but if you hand them a generic layout before you’ve chosen a lift, you’re guessing. The smarter order of operations for planning a new shop around your lift is to decide roughly how many bays you need, what vehicles you’re servicing, and what lift style fits that work — then let those dimensions drive the building envelope. A two-bay alignment shop running Rotary 2 post lifts needs a different footprint than a four-bay general repair shop mixing a 4 post lift with a couple of mobile column lifts for heavy trucks.

We ask new-build customers a handful of questions before they ever talk to their contractor: tallest vehicle you’ll lift, heaviest vehicle you’ll lift, how many bays run simultaneously, and whether you’ll ever add a second lift down the road. Those answers determine ceiling height, slab thickness, and door width — all things that are nearly impossible to change once the building is standing. Ceiling Height Kills More Plans Than Anything Else

The single most common mistake we see in new construction is a ceiling that’s too low for the lift once it’s fully raised with a vehicle on it. Contractors often quote a standard 14 to 16 foot eave height because that’s what’s cheap and typical, but a full-rise 2 post lift with a raised pickup or van on it can need more headroom than that leaves you, especially once you account for lighting, HVAC ductwork, and door tracks hanging down from the trusses. Planning a new shop around your lift means telling your builder the exact overhead clearance the lift manufacturer requires, then adding a buffer for anything that will hang from the ceiling later.

This matters even more if you’re running a 4 post lift for storage or alignment work, since those often carry taller trucks and vans permanently parked overhead. We’ve had shop owners call us after their building was framed asking if there’s a shorter lift that will fit — and while we can sometimes find one, it’s never the ideal outcome. Get the ceiling height locked in with your lift dimensions in hand before the trusses go up, not after.

Slab Thickness and Concrete Curing Time

Lifts don’t bolt into just any concrete. Two post and four post lifts both need a slab of adequate thickness and PSI rating, poured and cured for a specific number of days before anchors go in. If you’re pouring new concrete as part of your build, this is one of the easiest things to plan for in advance and one of the most expensive to fix afterward — saw-cutting and repouring a section of slab for proper anchoring is a real cost most new shop owners don’t budget for. Cure time matters too. Most commercial lifts need close to a month of cure time before anchors are safely set, so if you’re hoping to open the shop and start lifting vehicles the same week the concrete goes in, you’ll be disappointed. Building that cure window into your overall project timeline avoids a frustrating gap where the building is done but the lift can’t go to work yet.

Electrical and Air Lines Before Drywall

Hydraulic lifts need power, and running conduit after walls are finished is miserable, expensive work compared to roughing it in during framing. When you’re planning a new shop around your lift, mark the exact location of each lift’s power unit on your electrical plan and make sure your electrician sizes the circuit correctly — undersized wiring is a common callback issue we see on new installs. The same goes for compressed air lines if you’re running air-operated locks or accessories.

It’s also worth thinking about future bays now even if you’re only installing one lift at first. Stubbing in extra conduit and air line to a second or third bay location costs very little during initial construction and saves you from tearing into a finished floor later when business grows. A lot of the Iowa shops we work with started with one lift and added a second or third within a couple of years — the ones who planned ahead didn’t have to break concrete to do it.

Door Width, Bay Spacing, and Turning Room

A lift only works if a vehicle can actually get to it. We regularly see new buildings with overhead doors too narrow or too short for the dually trucks and vans a shop ends up servicing, or bays spaced so tight that a technician can’t fully open a car door once it’s between two lifts. Planning a new shop around your lift means walking through the actual approach: how does the vehicle enter, how much swing room does it need to line up on the lift arms, and how much clearance exists between the lift and the nearest wall or neighboring bay.

This is especially important for 4 post lifts and mobile column lift setups, which tend to need more approach length than a 2 post lift. Drainage, Lighting, and Working Around the Lift Daily

Once the lift is in and bolted down, your technicians will be working around it every single day, so small layout decisions compound fast. Floor drains placed under where a lift will sit are useless once anchors and base plates are in the way, so those need to be positioned with the final lift footprint in mind, not a rough guess. Overhead lighting should be planned so fixtures don’t end up directly behind a raised lift arm or column, leaving a tech working in his own shadow on the exact spot he needs to see best.

We also encourage shop owners to think about tool storage, parts carts, and walk paths around each lift bay before the layout is finalized. A shop that’s well planned around its lifts lets one bay run a brake job while another runs an alignment without technicians tripping over each other’s air hoses. These are small details, but they’re exactly the kind of thing that separates a shop that flows well from one that fights its own floor plan every single day.
