What the Anchors Are Really Fighting
A two post lift does not push straight down into the slab. When a vehicle goes up, the load sits out in front of the columns on the arms, and that creates a tipping moment that tries to peel the base plate off the floor at the back edge while it crushes the front edge into the concrete. The anchors on the loaded side are in tension, being pulled straight up out of the slab. That is the whole job. Compression the concrete handles easily; tension is where anchors fail.
That is why the anchor bolts for two post lifts are wedge-style mechanical anchors, not lag screws and not sleeve anchors. A wedge anchor works by expanding a clip against the wall of the drilled hole as the nut is tightened, and the concrete around it forms a cone of resistance. Pull hard enough and the failure mode is not a broken bolt, it is a chunk of concrete coming up with it. We have seen that exact cone lift out of a four-inch residential slab. The bolt was fine. The floor was not. Every spec the manufacturer publishes about hole depth, embedment, and edge distance exists to make that cone as big and as strong as possible, which is why we treat those numbers as non-negotiable rather than suggestions.
Standard Sizes and Embedment Depth
Most 9,000 to 12,000 lb clearfloor and overhead two post lifts from Rotary, Challenger, BendPak, and Atlas use 3/4 inch diameter wedge anchors, typically 5-1/2 to 7 inches long, with a minimum of about 3-1/4 to 4 inches of actual embedment into sound concrete. Heavier commercial columns and some 15,000 lb and up models move to larger diameter or longer anchors, and a few older inground-era conversions use different patterns entirely. The number of anchors per base plate is usually six, sometimes eight on heavy-duty columns.
Here is where people get burned: anchor length is not embedment. Add up the base plate thickness, any shims you stacked to plumb the column, the nut, and the washer, and that all subtracts from how deep the bolt actually reaches. If you shim a column a half inch to get it plumb, a 5-1/2 inch anchor may only have three inches of grip left, and now you are below minimum. That is when you step up to a longer anchor from the same family rather than living with it. We keep both lengths on the truck for exactly this reason. Concrete Is Half the Anchor
An anchor is only as good as what it is set into. Typical requirements for a 10,000 lb two post lift are four inches of minimum 3,000 PSI concrete, and most manufacturers want that measured as continuous slab under and around the base plate, not four inches of topping over gravel or over a heated floor with tubing running through it. Twelve inches of clear distance from any seam, saw cut, expansion joint, or slab edge is the other number that gets ignored constantly in older Iowa shops where the floor was poured in narrow strips.
We check thickness before we drill, not after. A quick hammer-drill test hole in the intended footprint tells us whether we are into slab the whole way or whether we hit air and base rock at three inches. If the floor is short, the fix is a footing pad: saw out a section, dig, pour a thicker pad tied to the existing slab, and let it cure before anchoring. It adds days and cost to a job, but it is far cheaper than a column walking under load. Setting Them Right the First Time
Drill with a rotary hammer and a carbide bit that matches the anchor diameter exactly, straight down and perpendicular to the floor, using the base plate as your template so the pattern lines up. Drill deeper than the anchor needs so debris has somewhere to go. Then vacuum or blow the hole out. Dust left in the bottom of a hole is the single most common reason a wedge anchor spins instead of setting, because the clip cannot bite against a bed of powder.
Drop the anchor through the base plate, tap it down until the threads and washer sit just above the plate, then tighten to spec with a torque wrench. Not an impact gun. An impact will stretch and over-torque a 3/4 inch anchor before you feel anything, and an over-torqued wedge anchor is already partly pulled out of its hole even though it feels tight. Most 3/4 inch anchors on these lifts land in the 110 to 150 ft-lb range depending on brand, and the plumb-and-shim work should be finished before final torque, not after. Shims, Plumb, and Why It Matters
Floors are never flat. Almost every install needs shims under one or both columns to bring them plumb, and the manufacturer allows a specific maximum shim stack, usually around a half inch, before you are required to go to longer anchors or level the floor. Shims must be full-footprint steel plates that support the whole base, not a couple of washers jammed under one corner. A base plate bridging over a void flexes every time the lift loads, and that flex works the anchors loose over months.
Plumb is not cosmetic either. A column leaning back a fraction of an inch over its height puts a permanent pry on the rear anchors and can make the carriage bind in the column. We shoot both columns with a level on two faces, shim, snug, re-check, then torque. On a job in a central Iowa fleet shop last year we found a lift where the previous installer had used no shims at all on a floor with a visible drain slope. Both rear anchors on the offside column were finger loose and the concrete around them was crumbling. When to Replace, Not Retighten
Anchors are one-time-use in practice. Once a wedge anchor has been torqued and then loosened, or once it has worked loose under load, the clip has already deformed against the hole and it will never hold the same value again. Re-torquing a loose anchor is a temporary comfort, not a repair. If you find one that spins, backs out, or will not take torque, that anchor and usually its neighbors come out and get replaced.
Replacement means either driving the old anchor below the surface and patching, or drilling a fresh hole at the minimum offset the manufacturer allows from the abandoned one, which typically requires relocating slightly rather than reusing the hole. Signs it is time: rust staining weeping out from under the base plate, visible cracks radiating from anchor holes, any daylight between plate and floor, or a column that shifts audibly when a heavy vehicle goes up. Annual inspection per ANSI/ALI guidelines includes checking anchor torque, and honestly it takes ten minutes per lift. We do it as part of every service call. What We Tell Iowa Shops and Home Garages
For a home garage, the honest conversation is usually about the slab. A lot of Iowa houses built before the mid-1990s have three to three-and-a-half inch garage floors with no reinforcement, and that is not enough. If you are pouring a new shop building, tell your concrete contractor you want a six-inch slab at minimum 3,500 PSI in the lift bay with the reinforcement carried through, and locate control joints away from where the columns will land. Spend the money there and the anchoring becomes a non-event.
For commercial shops, the value of doing anchors correctly shows up in insurance and inspection records more than in daily driving.
