An overhead auto lift routes its lock mechanism and top beam above the vehicle, which means you need a taller ceiling — usually in the 12 to 14 foot range depending on the model — but you get an unobstructed floor with nothing running between the posts. For a shop doing rotor swaps all day, that open floor matters: your tech can roll a brake lathe cart or a parts bin straight under the vehicle without stepping over anything. A baseplate configuration, like a Rotary SPO12, ties the two posts together with a floor-level plate or cable channel. It’s easier to install, works in buildings with lower ceilings, and doesn’t require the same anchoring depth into your slab.

For brake and rotor work specifically, we usually steer small fleets toward overhead when the ceiling allows it, simply because rotor carts, impact guns on hoses, and rolling stools move faster without a baseplate to navigate. But if your building has a lower roofline — common in a lot of the older pole-barn shops we see near the border — baseplate is the more practical call and it still handles brake service just fine. Either way, the auto lift needs to match your actual vehicle mix; a fleet running heavier one-ton trucks needs a higher-capacity unit than a fleet of half-tons and sedans.

Concrete and Anchoring Before You Order

Before we ever quote installation, we ask about your slab. Overhead and baseplate auto lift units both anchor into concrete, but the depth and rebar requirements differ by model, and older buildings near the Iowa-Missouri border sometimes have thinner or cracked slabs that need attention first. We see fleets undersize this constantly — they buy a lighter-duty configuration because it’s what everyone else has, then struggle the day a heavier one-ton or a loaded service van rolls in.

Rotor swaps and brake service go faster when the lift’s arms reach the right pickup points without fighting the frame. Overhead configurations generally give techs a bit more freedom to swing arms into position since there’s no baseplate in the way, which matters on trucks with wider frames or aftermarket rock guards. Baseplate units work fine too, but techs need to be more deliberate about arm placement to avoid the plate.
