An RV and trailer service shop in the Des Moines metro brought us in last spring to spec their first commercial autolift garage after nine years of relying on portable jacks and the occasional favor from a friend’s shop. The bay was already framed. What they needed was somebody to argue with them about symmetric versus asymmetric arms, tie the drop into their electrical, and be around six months later when the first cable service question came up. This is the year-one story of that autolift garage — install day surprises, the differential fluid job that changed how they thought about arm geometry, and what we would change if we specced it again from scratch.

The RV shop scenario that led us to symmetric arms

Most passenger-vehicle shops we build for get an asymmetric two-post because door clearance is worth more than the marginal difference in load distribution. RV and trailer work is different. The vehicle mix runs long and heavy, the center of gravity shifts based on tanks, generators, and what got loaded that day, and the doors on a Class C or a tow-behind trailer don’t need the same swing clearance an F-150 crew cab needs. When we ran the ticket log this shop shared with us, symmetric was the clear answer — balanced load on both columns, no rotational moment on the swing arms, and the arms could reach further under a long chassis.

The other factor: a Class C toterhome loaded at 12,500 pounds is real weight, and an asymmetric loads one column harder than the other. Over 20 years of duty that costs you column life and cable wear. Symmetric autolift garage arms wear more evenly. For an RV specialty shop, that’s the choice. We specced a 12,000-pound symmetric two-post from Rotary — a proper SPO12 — and we’ve never regretted it. Neither has the customer, six months in.

Install day: what we changed vs the original quote

The install quote we wrote in February looked one way. Install day in April looked another. Two things changed. First, when we tested the concrete, the pad was thinner than the shop remembered — 5 inches instead of 6. That meant longer anchors and an extra weekend to core and epoxy sleeves. It also meant we bumped the anchor spec on the plans by one size. Not a huge cost, but it doubled the install day.

Second, the overhead clearance measurement was off by two inches. The shop had measured to the underside of the ceiling truss, but not accounting for the sprinkler pipe running perpendicular through the bay. That would have put the lift’s top-of-column two inches into the pipe. We had to move the lift bay footprint 18 inches east to clear it, which meant re-scoping the electrical drop and moving the air line. All fixable, but the day ran twelve hours instead of eight. This is why we always come out and tape-measure before we quote an autolift garage. Photos and phone calls miss things.

First month: the diff fluid job that changed the arm choice

Six weeks in, the shop had its first “we need to send this back” moment. A customer brought in a fifth-wheel toy hauler for a differential fluid service and full underbody inspection. Getting the truck up wasn’t the problem. The problem was that the arm pads had been staged during install for a passenger-car pattern — front arms short, rear arms long. The toy hauler needed the opposite: long front arms to reach behind the front axle, short rear arms to clear the drop hitch structure. Ten minutes and a socket set later they’d re-staged the arms, but the takeaway was permanent.

Arm restraint pin patterns need to be planned for the vehicle mix. Every autolift garage arm set has a working range, and a shop that swings between passenger cars and RV chassis will re-stage arms multiple times a day. We now spec an extra set of long-reach front arms as a shop consumable for any RV-heavy build. It’s a small line item that pays back the first time a technician doesn’t have to work around short-reach arms on a 32-foot toter.

Symmetric vs asymmetric arm restraints for tall vehicles

The other reason symmetric wins for RV work: arm restraint engagement on tall vehicles. An asymmetric two-post has arms that rotate at different rates, and on a very tall chassis (Class C, box truck, some travel trailers) the geometry can put the front arms in a position where the restraint pin doesn’t fully seat on the first attempt. That’s a small annoyance on a passenger car — pull the arm through and reset — but on a 12,000-pound RV it’s a genuine ergonomic problem. The tech is reaching high, the pin is stiff, and it takes two tries.

Symmetric solves that. Both arms rotate through the same range, both restraints seat the same way, and the tech gets the same feedback on every set. That’s why we spec symmetric for RV, box truck, and shuttle-van shops. If you’re spending 60 percent or more of your time under tall chassis, symmetric arms plus a 12K-plus capacity autolift garage is the pattern. Anything else, we’d probably run asymmetric. Adjusting arm restraint tension

Something nobody tells first-time autolift garage owners: arm restraints have adjustable tension. The pin is spring-loaded, and the spring pressure is set at the factory to a reasonable middle. But if you’re on RVs and trailers all day, you might want the spring a click stiffer — because when the arm is loaded and the tech backs off the pin to swing the arm out, a stiffer spring gives you a more positive re-engagement feel.

We adjusted the tension on this Des Moines shop’s lift at the 90-day service and the difference was immediate. The techs stopped tapping the pins twice to make sure they’d seated. The click was decisive. This is a five-minute adjustment on any Rotary or Challenger autolift garage and it’s a routine part of our first-year service. Ask about it at your install. Any competent installer will show you where the adjustment lives on your specific arm set and what “right” feels like when you swing the arm around and set it.

First-year cable inspection findings

We did the first-year cable inspection at month twelve. On a 12,000 pound autolift garage doing RV work at moderate volume — say 8 to 15 tickets a week — cables should be visually fine at year one, and they were. What we did find: mild sheave-groove wear on the passenger side, entirely consistent with a symmetric lift that gets loaded slightly heavier on the driver side because of how the shop parks vehicles.

We rotated the sheaves as part of standard service and expect no issues through year five. This is the value of a proper first-year inspection: catching normal wear before it becomes abnormal wear. Every autolift garage we install gets a free first-year inspection because the year-one issues are almost always low-cost fixes that prevent year-five expensive fixes. What we’d do differently in year two

Looking back at the year-one install, we’d change three small things. One: we’d spec that extra long-reach front-arm set from day one instead of adding it at month six. Two: we’d have measured the concrete on the front end, before install day, so anchor logistics were sorted before the crew arrived. Three: we’d have run the electrical drop three feet farther east than the original plan to avoid a routing conflict with the compressor. All fixable in retrospect, all worth planning for on the next build.

The autolift garage itself was the right lift for the shop, and it’s held up well through six seasons of Iowa weather and heavy RV use. If we specced this shop again from scratch tomorrow, we’d write the same Rotary SPO12 into the plans. It’s the details around the lift — arm sets, electrical, air, anchor prep — that we’d tighten up.
