Automotive two post lifts are the backbone of almost every tire and wheel operation we walk into, and last spring we helped a mobile mechanic in Marion turn a rented 40×50 shell into a real service bay built around one. He had been doing rotations, brake jobs, and seasonal swap-overs out of the back of a van for six years, jacking one corner at a time on gravel driveways in January. When he finally signed a lease on a building, he called us before he called the concrete guy — which, honestly, is the right order of operations and almost nobody does it. What follows is how that build-out actually went, in sequence, including the two things we would do differently.

Why Tire Work Pushed Him Toward Two Posts Instead of Four
He assumed he wanted a four-post because that is what he had seen in the storage-lift ads. We talked him out of it in about ten minutes. Tire rotation and wheel work require the wheels hanging free, and a four-post runway lift holds the vehicle by its tires. You can add a rolling bridge jack to lift the axles clear, but now you have two hydraulic systems, extra weight to muscle around, and a slower cycle time on every single job. For a shop whose bread and butter is wheels off, wheels on, that is a tax you pay forty times a week.
Two-post equipment lifts by the frame or the pinch welds, so the suspension hangs and all four wheels are clear the moment the vehicle is up. Arms swing out of the way, the tech has open floor under the car, and a wheel balancer can sit within a few steps. We priced both paths for him, and the two-post came in lower on the equipment side and dramatically lower on cycle time. The only real argument for a four-post in his situation would have been long-term vehicle storage, and he was not in that business. Once he understood that automotive two post lifts are the standard in dealership tire bays for exactly this reason, the decision made itself and we moved on to the building.
Concrete First: What We Measured Before Anything Got Ordered
The existing slab in the Marion building was an unknown. Previous tenant had run it as a woodshop, and there were no drawings. We cored two test holes in the area we wanted the columns and found roughly four and a quarter inches of concrete over compacted fill, with no rebar we could detect. That is not enough. Most manufacturers want a minimum of four inches of 3,000 PSI concrete for a 10,000 lb unit, and four and a quarter inches of unknown-age slab with no reinforcement is a coin flip we will not take on a customer’s behalf.
So the sequence changed. Instead of installing on the existing floor, we marked out two footings — six feet by six feet, twelve inches deep, tied with rebar — and had a local concrete contractor cut, dig, and pour them before we ever brought equipment in the door. That added about two weeks and a modest cost to the project, and it is the single best money he spent. Anchor bolts in a proper footing do not creep. We have been called out to re-anchor automotive two post lifts installed on thin slabs by other outfits, and the repair always costs more than doing it right the first time. If you are reading this before your slab is poured, tell your concrete contractor where the columns go and ask for six-inch reinforced pads in those spots. It costs almost nothing at pour time.
Ceiling Height, Door Height, and the Clearfloor Question
His side walls measured a hair over thirteen feet at the low point, with an overhead door header at eleven feet six. That is comfortable for a clearfloor model with an overhead crossbeam, which is what we recommended and what he bought. Clearfloor is what you want for tire work — nothing crosses the floor between the columns, so a floor jack, a creeper, or a rolling wheel dolly moves freely underneath.
The rule of thumb we give people: a standard clearfloor two-post needs about twelve feet of clear height for the overhead beam and the shutoff bar, and you want a foot more than that if you plan to raise pickups to full height. If you cannot get there, a baseplate model routes the equalization cables and hoses through a low channel across the floor instead of overhead, and it will fit under a ten-foot ceiling. We sell plenty of baseplate units to guys with residential garages or old buildings with low trusses. The tradeoff is that channel — it is only an inch or so tall, but you will feel it every time you roll a transmission jack across it. Bay Layout: Spacing for Wheels Off, Not Just Cars In
Layout is where tire shops get squeezed. The lift itself needs roughly twelve feet of width column to column plus swing room for the arms, but a tire bay needs more than that. The tech pulls four wheels, and those wheels have to go somewhere that is not under the vehicle. We laid out his single bay at sixteen feet wide with a four-foot working aisle on the driver’s side, the balancer and tire changer against the far wall, and a wheel rack on casters that parks at the tail of the bay.
We also set the lift back far enough from the overhead door that a long-bed pickup could be fully inside with the door closed — in Iowa, in February, that matters more than any spec on a datasheet. Measure your longest expected vehicle, add three feet, and that is your minimum depth from door to back wall. One more detail people forget: air. We had him run a drop with a hose reel directly over the bay rather than dragging a line from a wall reel, because with automotive two post lifts the tech works under the vehicle and an air hose crossing the floor at ankle height is a trip hazard forty times a day. Overhead reels also keep the impact gun within reach at both ends of the car without repositioning.
Power, Air, and the Utilities Nobody Budgets For
The power unit on most 10,000 lb two-post models is a 220V single-phase motor drawing around 20 to 25 amps at startup. He had a 200-amp panel in the building with plenty of open space, so this was a straightforward 30-amp dedicated circuit with a disconnect within sight of the lift. What surprised him was that the electrician’s quote for that circuit, the disconnect, and a couple of receptacles came to a meaningful fraction of what the lift itself cost. That is normal. Budget for it.
We also had him upsize his compressor. He came in with a 20-gallon portable that had been fine for van work and was hopelessly undersized for continuous impact gun duty on a tire bay. A 60-gallon two-stage unit went in at the same time as the electrical rough-in, on its own circuit, with a water separator ahead of the drop. Doing the electrical and air in one visit while the floor was already torn up for footings saved him a second mobilization charge from both trades. That is the whole point of sequencing: concrete, then utilities, then equipment, then finish work. Bring the lift in first and you will be working around it for the rest of the project. We have watched shops do it in the wrong order and it always costs them time.
Install Day and the First Ninety Days
Actual install on a single clearfloor two-post is a one-day job for our crew when the site is ready. We uncrate, set and plumb the columns, torque the anchors to spec, run the equalization cables and hydraulic lines, wire the power unit, bleed the system, cycle it empty, then cycle it under load. Before we leave, we run the vehicle up and down through every lock position, verify both locks engage simultaneously, check the arm restraints, and go through the daily and monthly inspection routine with whoever will be operating it.
The thing we stress hardest at handoff is the ninety-day anchor re-torque. New concrete and new anchors settle, and a quick check with a torque wrench at three months catches the one bolt that relaxed. After that, annual inspection is the standard, and it is not just a formality — cables stretch, arm restraint pins wear, and pad rubber compresses. On his unit we found one equalization cable slightly out of adjustment at the first annual, tensioned it in fifteen minutes, and moved on. That is what maintenance on automotive two post lifts looks like when it is done on schedule. What He Would Do Differently, and What We Told the Next Guy
Two things. First, he wishes he had gone to a 12,000 lb capacity instead of 10,000. Not because he was overloading the 10K — he was not — but because the tire business in eastern Iowa is increasingly three-quarter-ton pickups and full-size SUVs, and the extra capacity comes with taller columns, longer arms, and more comfortable margin on a loaded three-quarter ton. The price difference between the two capacities is real but modest, and it is the cheapest future-proofing available on this class of equipment.
Second, he would have planned for a second bay from the start. He stubbed nothing — no conduit, no air line, no footing — for the open half of the building, and adding a second unit next year means cutting concrete again. When we lay out a shop now we ask people to at least mark and pour the footings for the bay they might add, even if the equipment is years away. Concrete is cheap while the forms are up.
