He was three weeks from opening a second bay for wheel bearing service and had no idea whether to move the door, move the lift, or eat the deposit. We drove out, measured, and got him running — but the whole mess would have cost nothing to avoid with one honest conversation about ceiling height first. That conversation is what this article is.

Why Ceiling Height Decides the Whole Project
Every spec sheet lists an overall height, and almost every buyer reads that number as “the ceiling I need.” It isn’t. An overhead two-post with a 12-foot overall height needs that 12 feet plus enough room to run conduit, plus clearance for whatever sprinkler head or radiant tube heater already occupies that airspace. In northwest Iowa a lot of the buildings we work in are converted implement sheds or pole barns with 12 to 14 feet at the peak but only 10 at the sidewall — and the lift columns go near the sidewall. Measure at the column locations, not at the middle of the room.
The second number that matters is your tallest vehicle at full rise. A quick-lube operating in farm country is going to see three-quarter-ton crew cabs with topper shells and lifted suspensions. If that truck is 82 inches tall and you want 72 inches of rise for comfortable wheel bearing work, you need 154 inches of clear space before the carriage ever comes into play. Overhead models add the beam on top of that; clearfloor models move the equalizer cables into a floor channel and buy you roughly two feet of headroom, which is the single most common fix we recommend. Door Swing, Track Radius, and the Space You Forgot
The northwest Iowa operator’s real problem was not the ceiling — it was the door. Sectional overhead doors on standard-lift tracks curve back into the building for six to ten feet depending on door height and track radius. That curved section sits at exactly the elevation where a two-post overhead beam wants to be, and it sits in exactly the lane where the vehicle drives in. People measure the open door height and never think about the horizontal track run.
There are three ways out and they cost wildly different amounts. Converting to high-lift or vertical-lift track pushes the door panels straight up the wall, freeing the ceiling — that is a door-company job, usually a mid-four-figure change on a 12-foot commercial door. Shifting the lift deeper into the bay is free if you have the depth, but it eats your approach room and can put the columns into the path of a workbench. Switching to a clearfloor two-post sidesteps the beam entirely. On that job we went clearfloor and moved the columns 18 inches back, and the total change to the quote was less than the door conversion by a wide margin. Concrete: The Line Item That Surprises People
We will not anchor a two-post into concrete we have not verified. Rotary and Challenger both spec a minimum of four inches of 3,000 PSI concrete for most 10,000 lb models, and heavier units want more. Old shop floors in this part of the state are frequently three and a half inches over questionable base, poured in the 1970s, with control joints in bad places. An anchor set within six inches of a joint or a slab edge does not hold rated load, full stop.
Testing is cheap. We core two small plugs at the proposed column locations, measure actual thickness, and look at the aggregate. If the floor fails, the fix is a pair of engineered pads — typically saw-cut sections roughly five by five feet, dug out and repoured at six to eight inches with rebar, then cured for the full 28 days before anchoring. Budget for the pads in the low four figures per lift, and budget for the calendar too, because that cure window has derailed more opening dates than any parts backorder we have seen. If your slab passes, great, you just saved a chunk of money. If it doesn’t, you found out before a column walked under load instead of after. This is the least glamorous part of any automotive lift project and the one we refuse to shortcut.
Wheel Bearing Work Changes What You Should Buy
A quick-lube doing oil, filters, and wipers can live on a low-rise or even a good set of ramps. The moment you add wheel bearing service, hub assemblies, and the brake work that inevitably rides along with it, the requirements change. You need the wheels free and hanging, you need a technician standing upright under the vehicle with an impact and a torque wrench, and you need to be able to walk around the hub without dodging a runway.
That points to a two-post with asymmetric arms as the default, and it points away from four-post drive-on designs unless you add a rolling jack. Asymmetric column rotation lets the doors open past the columns, which matters when a tech is climbing in to hold a hub or check ABS wiring. Three-stage front arms reach short-wheelbase compacts; the rear arms handle long crew cabs. For a shop that mixes half-ton trucks with sedans, a 10,000 lb capacity with a 72 to 79 inch maximum rise covers well over ninety percent of what rolls through a northwest Iowa lube bay. Going to 12,000 lb costs more up front and demands more ceiling and more concrete, so we only recommend it when the customer is genuinely servicing three-quarter and one-ton chassis daily. The Real Cost Breakdown, Line by Line
Here is how a northwest Iowa quick-lube bay actually pencils out. The lift itself — a name-brand 10,000 lb two-post from Rotary or Challenger — is the biggest single line but rarely more than half the project. Freight to a rural address adds a few hundred, more if you need liftgate delivery because you have no forklift. Anchors, shims, and hardware are minor. Installation labor from a crew that does this daily runs a predictable mid-three-figure to low-four-figure range depending on travel and whether we are setting one lift or three in the same trip.
Then come the items people forget. Electrical: a dedicated 220V single-phase circuit, disconnect, and conduit run, which is an electrician’s invoice separate from ours. Concrete pads if the core samples fail. Air drop for the lock releases on some models. Door track modification if that is the route you take. Optional accessories — rolling jacks, truck adapters, drip trays, a swing-arm restraint upgrade. Add them all and the finished, inspected, ready-to-work bay commonly lands somewhere between 1.5 and 2.2 times the sticker price of the equipment alone. Sequencing the Install So Nothing Waits on Anything
Order of operations saves more money than negotiating on the equipment. The sequence we push: measure and core the floor first, before ordering. Order the lift only after you know whether you are going overhead or clearfloor, because that decision changes the model number and freight class. While the unit is in transit, get the electrician in to run the circuit and set the disconnect — an empty bay is a much easier place to work than one with columns in it.
If concrete work is needed, that goes before everything, because the 28-day cure is the immovable object in the schedule. Door track modifications happen next, since the door company needs open floor. Then we set the lift, plumb the columns, torque the anchors to spec, fill and bleed the power unit, cycle the equipment through its full travel unloaded, then test with a known-weight vehicle and verify all lock positions engage audibly on both columns. Finally, we walk the crew through daily and monthly checks and leave the manual and the ANSI/ALI operator materials on site. That last step gets skipped constantly, and it is the reason we see three-year-old lifts with never-lubricated slide blocks and frayed equalizer cables.
What We Would Tell That Operator Again
The franchise operator in northwest Iowa opened his bay eleven days later than he wanted, which stung, and he still says the clearfloor conversion was the best money he did not spend on a door.
